計算方程式是 :

該物業補地價時的自由市場價格(市價) x 當時直接跟房委買入時的拆扣 = 補地價金額

因為市價是會隨市況而有所升跌, 所以補地價亦會因此而有加減

以上呢條方程式, 拆扣率是一世都唔變的 (如果無比房委回購), 變的只是市價, 而拆扣率又如何計的呢, 只要參考你的樓契(assignment),會看到當時市值價和當時買入價:

拆扣率 = (當時市值-當時購入價)/當時市值價


市值是指你購入時未經折扣的市場價值!可向政府申請補地價,「房委會」會委派它們指定的估價行上門估價,去評定你物業的市值,不過估價申請費要$3,300-,如你補地價的話便可扣回,另外,你可以在銀行網上估計作初步評估及主力居屋的代理查詢,他們會有近期的估價個案,這是較為準確。
