大部分發展商為鼓勵買家即時上會,一般會給予即供付款之買家樓價優惠折扣,像最近位於大圍的新盤便給予即供買家樓價5%之折扣。購買樓花的業主選擇即供付款,好處是避免了樓價及按息波動的風險,讓業主盡快鎖定按揭息率,目前P基準按揭計劃息率可低至P-3.25%(P現為5.25%),而H掛勾按揭計劃更低至全期H+0.65%,實際按息僅為0.73%。而採用建築期付款方式的業主,可待臨時買賣合約中之預定成交日期前約一個半月,方申請按揭「上會」,財政安排較具彈性,該付款方式因而受到不少樓花投資者的歡迎。惟因近年樓花期的時間由半年甚至長達超過一年不等,在這段較長的樓花期間內,市場或出現變化,例如可能因為樓價下調,以致出現物業估價不足的情況,這將會影響銀行批出按揭貸款的金額,業主最好手頭上預留樓價三成或以上的現金,則會比較穩妥。
