買新樓定舊樓好?

新樓靚, 但貴, 如果地點好交通方便就重貴, 但舊樓好多位置都唔差, 但朋友說維修費貴, 唔底!!!!

樓市投資市場向來習慣競逐新盤,或留意大型屋苑走勢,但與此同時,一些地點優越的市區舊樓,其實是不俗選擇。「市區舊樓投資就像龜兔賽跑中的烏龜般,跑得不快(指樓價),卻會慢慢攀升;由於租金有承接力,所以樓價跌幅也有限。加上市區住宅供應有限,需求也多,故屬於保值、穩中求勝之選。」

市區舊樓還有一個優勢,那就是樓價波幅較低。以灣仔區為例,雖然年初至今已升約10%至15%,但長期看升勢會慢於大市,但跌幅亦會較大市低。主要原因是市區住宅租金承接力強,而業主持貨實力亦高,當樓價下跌至某程度時,由於租金已可以抵銷供款,故業主寧租不賣,變相令市區舊樓樓價較硬淨。不過,貪新厭舊乃人之常情。物業不似紅酒,愈舊愈醇,反而有折舊。因此,不少新置業人士喜歡買新樓。

我就比較鐘意新樓了,起碼無人住過。已經有升值的可以

而且我知道舊樓有時都幾好,只不過太殘要洗的錢又多,而且難賣囉!
